The first of three gateways
Located on the outskirts of Sheffield city centre, Daisy Spring Works is a residential development with ground floor retail units that is required to undergo full façade remediation to ensure it meets current fire and structural safety requirements.
A higher-risk building (HRB) – defined by the Building Safety Act 2022 (BSA) as buildings over 18 metres or seven storeys in height that contain at least two residential units – it must go through the gateway system, a three-stage process designed to improve the safety and quality of building design and construction. For HRBs undergoing façade remediation, Gateway 2 has become a mandatory approval point before any construction works can commence.
As experts in façade remediation and the associated regulatory compliance, Urbanise was engaged by Y&Y Management to carry out the investigation and design work through to the delivery of the remediation works.
From investigation to installation
Part Funded by the Building Safety Fund (BSF), our scope of works includes initial façade investigations followed by the development of a comprehensive remediation design which is submitted to the Building Safety Regulator (BSR) for formal review as part of Gateway 2. Once the design has been approved, we can commence the second phase of the project which involves the removal of combustible materials, restructuring works where needed and the installation of a compliant, fire-resistant cladding system across all elevations.
Collaborative design
We’ve worked closely with a team of trusted contractors and consultants to progress the investigation and design phase. During phase one, Safer Sphere acted as the principal designers, overseeing early-stage compliance and health and safety coordination under CDM regulations. Design and structural expertise were provided by BTP Architects and WML respectively, whose assessments have been critical in understanding the integrity and layout of the existing support systems behind the façade.
To inspect the condition of the hidden construction, we engaged Pops Facades to carry out all opening up works. Across the site, we’ve conducted around 70 opening up inspections, giving us a clear view of the wall build-up, insulation, cavity barriers and the existing Steel Framing System (SFS).
Gateway 2 submission
Drawing on the findings from our opening up programme, our design and technical teams worked together to develop a detailed remediation plan. We’ve taken a proactive approach to consultation and quality assurance and worked meticulously to ensure the remediation design is as comprehensive and precise as possible.
The design, along with all fire and structural assessments and supporting evidence gathered during the investigations, formed our Gateway 2 submission which is now with the BSR for review.
Next steps in façade remediation
Daisy Spring Works represents the new standard for cladding remediation under the BSA. From early-stage investigations and stakeholder coordination to a robust Gateway 2 submission, we’ve approached this project with diligence and a focus on collaboration.
