Project overview

Urbanise Construction was instructed by Capital&Centric to complete the Eyewitness Works project, transforming the historic Eyewitness Works in Sheffield into a high-quality residential development. The project involved three key elements: the original Eyewitness building and its courtyards, the original Ceylon building and Brunswick building, a new build. We repurposed the Eyewitness building and its three courtyards into stylish apartments, preserving the building’s historic charm. Eyewitness has deep roots in Sheffield’s industrial past, with the site dating back to 1820 when it was established as a workshop for crafting pocketknives and edge tools. By 1852, it became a cutlery works and it continued to operate as Taylor’s Eye Witness until 2018. The surrounding Ceylon building, originally a horn-cutters works for making cutlery handles, and the Brunswick building, named after the former Brunswick Hotel, contribute to the site’s rich heritage.

The new development consists of modern residential spaces, including 97 apartments, duplexes, and one- and two-bedroom units.

Project phasing

Given the complexity and space constraints, we strategically phased the construction. We began with the Eyewitness building, followed by the Brunswick new build, and then tackled the Ceylon building, which required extensive structural modifications. We overcame logistical challenges such as restricted access through a single archway, limited storage space, and managing multiple overlapping construction areas.

Key challenges and solutions

We faced significant structural challenges early on, especially in the new-build section, completing work to ensure compliance with modern building standards. We also had to address basement and foundation issues in the existing buildings, carrying out underpinning to stabilise the historic structures. Additionally, we overhauled the drainage, electrical, and communication systems, including installing a new mains feed from Northern Powergrid into a custom-built substation. We completed full perimeter 278 works, ensuring that heritage considerations were balanced with modern infrastructure upgrades.

Sustainability and innovation

To enhance sustainability, we incorporated a striking six-storey green wall into the Brunswick building, offering environmental benefits and visual appeal. We also constructed a Vertical Roof Extension (VRE) atop the Eyewitness building, adding modern living space while preserving the historic aesthetic. These features highlight our commitment to blending heritage preservation with contemporary design principles.

Project outcome

The Eyewitness development successfully balanced heritage preservation with modern urban living, breathing new life into a key part of Sheffield’s industrial history. The site is now fully occupied, with high demand for its unique blend of historic charm and contemporary design. To add to the project’s exposure, in 2023, it took centre stage in Channel 4’s The Big Interiors Battle, showcasing its transformation to a national audience. We are proud to have played a pivotal role in bringing this landmark project to life, reinforcing our reputation for expertly delivering complex heritage restorations.
